The real answer is... as soon as my house sells. Likely, it will sell within 60 days. Hoping to be there by the end of July before Vegas turns into full scale hell of +45C degree temps. Had too many summers of those. If it takes longer than 60 days, I will still be here.

Congratulations to Nessie, but I think I`ve just discovered a German team to rally behind. This Karlsruhre team have battled and battled like lions.
